Pacifica Building

This project was a residual parcel of land sold by the Irvine Company to it's select list of developers in one of its premier developments known as the Irvine Spectrum. The project was designed as a three story office building (two stories elevated over one level of parking). We leased the project before the construction was complete. One full floor was leased to a law firm, which we had business dealings with, and the other floor was lease by the general contractor that built the building for our company. One of the tenants remains as a tenant today in the building. The project was developed with a participating loan from Lomas and Nettleton (Lomas) from Texas. Mitsui provided an interim bridge loan for the project too. The project was development within a known toxic plume from the near by Naval Airbase and we had to work with the local agencies to assist in the clean-up of the toxic material.

Corona Industrial Park

This project consists of approximately 850,000 square feet of office/industrial buildings. The first building was developed as a design and build food processing facility for Food for Life, a Christian based food company that produces food, and breads from Biblical recipes. Other tenants in the park consist of Kaiser Permanente accounting offices, and home building material companies. The project was a joint venture with a San Francisco based capital venture company. The construction loan was provided by Union Bank of America.

Saddleback Financial Center

Saddleback Financial Center

The project consisted of a four story office building at the doors of Leisure World in Laguna Hills, CA. The first tenant was Morgan Stanley, and Eldorado Bank. The building was a steel frame building with class A features such as reflective glass and high speed elevators. A parking structure was shared, as apart of the development with the adjoining hospital. The joint venture partner was George Argros, the past Ambassador to Spain under George W. Bush. Financing was provided by Wells Fargo Bank, and later Pacific Mutual. The project was sold to a labor union trust and a financial advisor from San Francisco.

Canyon Corporate Center

Canyon Corporate Center was 25 acre project that was designed for multiple tenants in multiple buildings. The project was designed to provide a human scale for back room office with research and development labs. The project was leased initially by Hughes Aircraft, who was acquired by General Motors, all 455,000 square feet and all four buildings. Later, the project was sub-leased to banks and mortgage companies as a process center. The project started out as a speculative office park, and immediately shifted a "fast track" build-to-suit for a US Naval contract under top secret security. The project was developed in joint venture, initially, with Howard Ahmanson and later with Prudential Insurance Companies of America.

Canyon West

Canyon West

Canyon West was a 29 acre project that consisted of approximately 400,000 square feet of office buildings and research labs. The entire project was lease by Rockwell International as the result of the recommendation that both Hughes Aircraft and General Motors gave us to Rockwell. The project was a top secret project for the guidance systems for both the B1, and B1-A project and all oversight for the project was conducted by the Department of Defense. After Rockwell completed the B 1-B project, we sold the project to Vineyard Church. The project now serves as the main chapel for the church and a grade school for its church member's children. The initial project was developed with Chase Manhattan Bank, and Prudential Insurance Companies of America.
